What is Right To Manage (RTM)

Right to Manage (RTM) is a legal right that allows qualifying leaseholders in England and Wales to take control of the management of their building without buying the freehold or proving that the current landlord or managing agent has failed. By forming an RTM company, leaseholders can take responsibility for services such as maintenance, repairs, building insurance, and service charge administration, giving residents greater control over how their building is run while the freeholder retains ownership.

  1. Take Control of the Service Charges

  2. Improved Value & Transparency

  3. Appoint a Managing Agent the Owners choose

  4. Appoint value for money Contractors the RTMCo chooses

  5. No Need to Buy the Freehold

Why Do We Need Your Help

It takes just 50% of the leaseholders to get involved then without having to buy the freehold, the RTM Co that we have formed can take over the management of the development.

Mary Herbert

My vision for Baltimore Wharf is to take back control from the developer to stop the spiraling cost of our service charges and to deliver transparency to all owners to that they can see how their money is spent as the least a leaseholder deserves if to feel that their service charges are ‘Value for Money’
